What’s included

What a pavilion project
includes.

A pavilion is a roof on posts, open at the sides but framed and shingled like the house. For a pavilion in East Gwillimbury we settle size, roof shape and position on a rendering, then raise cedar posts and beams on footings under a hip or gable roof, over an interlock pad or deck platform, with stain, lights and screens.

Pavilion permits in East Gwillimbury

The Town's exemption list includes garden pergolas and gazebos, but only those without a solid roof, and a pavilion's roof is solid. Then size: the Town wants a permit, with drawings and inspections, for a new building over 10 m² unless its exempt list names it, and pavilions are not named. So the first measurement we check on the drawing is the footprint against that figure. Setbacks from the lot lines apply on top.

Two choices change the paperwork early. A roof over an existing deck takes that deck out of the Town's exemption, which covers only completely uncovered decks under 600 mm above the ground. And a sink or bar with plumbing makes the pavilion a new building with plumbing, which needs a permit at any size.

What a pavilion builder in East Gwillimbury puts under the roof

Every post sits on a concrete footing below frost, so the roof does not shift between seasons. The floor between them is interlock, a raised deck platform or poured concrete, chosen for how you reach it: a pavilion joined to the patio gets used more than one across wet grass. Before footings are dug, we check whether the Lake Simcoe Region Conservation Authority must approve it in a sensitive area, or the Ministry of Transportation beside a highway corridor, as the Town's building department advises.

Size and roof shape drive the price of a pavilion, because a solid roof carries snow and resists wind and everything under it is sized to suit. The floor, power from the house, screens and any permit drawings follow. The rendering, drawings and budget are settled with you before the agreement is signed.
