What’s included

What a pavilion project
includes.

As a pavilion builder in King City, we treat the roof first: rafters, beams, posts and connections sized for snow on the shingles and wind under the eaves, with an overhang drawn to keep the floor dry. The pad or platform underneath is pitched to drain, and you approve it in a rendering before any footing is dug.

  1. Design

Both its size and its spot follow how you gather. A drawing comes first.

    • Size and roof shape
    • Placement in the yard
    • A rendering to review
  2. Structure and roof

Posts and beams in cedar under a framed, shingled roof.

    • Shingles
    • Footings
  3. Floor and surroundings

The floor beneath it, and the way to it.

    • An interlock pad
    • A deck platform
    • Railings and spindles
    • Steps
  4. Finishing

The details give it a longer season.

    • Stain
    • Lighting
    • Insect screens

  3. Design before construction

We plan the design together and draw it up so the work is easy to imagine, and building waits for your go-ahead.

  4. A conversation throughout

We discuss the work and your budget at the start, then keep you informed as the project moves through each stage.

When a King City pavilion needs a permit

Two bodies can be involved. The Township of King judges each pavilion design on whether it needs a building permit, and if it does, the structure is designed to the climatic data the Township applies to your property. Separately, any structure built where the TRCA regulates the land needs that authority's own permit. Zoning setbacks from the lot lines apply either way.

What a pavilion builder in King City designs for

In King the design numbers for a pavilion roof do not come from a table. The Township has no line of its own in the SB-1 climatic tables, so the data used for snow on the shingles and wind under the eaves is set by where the property is, how the weather behaves there and local experience. The roof also has plenty of rain to shed: the moraine pushes Lake Ontario air upward over King City, and it comes down as rain and snow.

The overhang is a trade-off. A deep one keeps driven rain off the table, but it also gives wind more roof to lift, so on an open lot the eaves are kept in proportion and the rafters tied down harder. Snow is the other load: a shingled roof holds whatever settles on it until it melts or slides off, which is why the beams and posts look bigger than the pavilion's size suggests.
