Sauna installation in King City: plumbing, septic and the Township permit

In King, a detached shed between 10 and 15 square metres needs no building permit only if it is used for storage, has no plumbing and is not attached to a building. A sauna fails the storage test, so a cabin in that range goes to the Township with drawings. Plumbing such as a shower or floor drain brings a permit at any size, even below 10 square metres. We help with the application.

Plumbing weighs more on a septic lot. Where a sauna building with plumbing is served by a private sewage system, King may require an evaluation of that system or an upgrade to it, which adds design work and time. So if you want a shower out there, we first ask whether the house drains to sewers or a septic bed.

An outdoor sauna or banya: foundation, roof and power to the yard

In the yard a sauna is a small building: on footings or a pad, under a roof that sheds snow, lined like an indoor room. In King City's urban zones it may stand no more than 4.5 m tall, so a roof pitched for snow has to fit under that height, and its footprint counts toward the lot's accessory coverage limit.

We measure the site, draw the building and mark where it sits, and you approve the footprint, height and roof before anything is ordered. Work starts once the agreement is signed; a later change is priced in cost and time first.
