What’s included

What a basement
renovation includes.

A basement renovation in Holland Landing runs from framing and insulation through wiring, drywall, floors and lighting, with a bathroom, a wet bar or a separate apartment if you want one. You approve the drawings before framing starts, and they are what the Town of East Gwillimbury issues its permit against.

  1. Layout and framing

Where the stairs, posts and mechanical equipment sit shapes the plan for each room.

    • A design for the whole floor
    • Framing and insulation
    • Ceilings and bulkheads
    • Doors and trim
  2. Floors, walls and lighting

Finishes that bring the feel of the upper floors down a level.

    • Flooring suited to a basement
    • Drywall and paint
    • Lighting and wiring
  3. Bathrooms and kitchens

A basement kitchen, bathroom or wet bar, built with the plumbing it needs.

    • A basement bathroom
    • A second kitchen or wet bar
    • Plumbing rough-in
    • Ventilation
  4. Basement apartments

A separate unit, built to what the Building Code and your municipality ask of one.

    • A kitchen and bathroom of its own
    • Fire separation between the units
    • Exits and egress windows
    • Work to the approved permit drawings

Why Sonce

One contractor,
both sides of the door.

For most renovators the job ends at the back door; for most landscapers, that’s where it begins. We plan and build both.

Basement renovation permits in Holland Landing

The Town of East Gwillimbury issues the permit for a Holland Landing basement, and for most houses that is the only approval. A basement apartment close to the river, a stream or a wetland can need one more: the Lake Simcoe Region Conservation Authority counts adding a dwelling unit to a building among the work it must permit in a regulated area. We check its mapping before the unit is designed, so the drawings only have to go in once.

Basement finishing in Holland Landing, under bungalows and splits

East Gwillimbury’s urban design guidelines describe Holland Landing as mostly bungalows and side- or back-split houses, built from the post-war years into the late 1990s. Finishing a basement here therefore starts with which of the two you live in, since they leave very different lower floors. Under a bungalow the basement spans the whole footprint of the house. The furnace, main drain and posts are fixed, so the layout uses them as the edges of rooms instead of leaving them in the middle of one. A side-split or back-split gives a smaller lower floor at a different height from the rest of the house, planned around how it meets the stairs.
