Bathroom renovation permits in Newmarket

What changes the answer is whether anything moves. A new vanity on the old drain, fresh tile and a new floor are finishes, and the Town of Newmarket says floor and ceiling finishes typically need no permit. Shift the toilet a metre, give the shower a new drain position or run the fan duct a new way, and the job becomes a mechanical alteration that needs a building permit.

Once a permit is in play, the schedule gains two fixed points: a review of roughly 10 to 15 working days for a complete application, and two days' notice for each mandatory inspection on the reviewed plans. We help with the application and plan the rough-in so the room is ready on the day an inspector comes.

Pipes, drains and subfloors in older Newmarket houses

Houses in what Newmarket's Official Plan calls the Traditional Suburban area went up from the 1940s to the 1990s, so a bathroom there can be thirty to eighty years old. Old tile coming off can expose a soft subfloor, tired supply lines or framing that has taken on water, and any repair it needs is priced with you as a change before we carry on.

In a bathroom built between the 1940s and the 1990s, the subfloor around the toilet flange and along the tub edge is where water damage shows first. Supply lines and drains may be original or patched from earlier work, and the framing behind an old surround can be soft. We open the room to the framing and renew what needs it before any board or membrane goes up, so the new tile sits on something sound.

From tub to walk-in shower

Turning a tub alcove into a walk-in shower runs in a set order. The tub and its surround come out, and the plumber sets the new drain and valve. If anything moved, the inspection listed on the permit plans is booked with two days' notice, so the inspector sees the work before the floor is built up over it. Then the floor is formed with a fall to the drain, the membrane goes over it and up the walls, and tile, glass and any niche follow. Choosing the glass and the valve before demolition keeps the room out of use for the shortest stretch.

How a bathroom job runs with us

Behind every finished room sit the fixture rough-in, the fan and light wiring, an exhaust fan ducted outside and a waterproof membrane in every wet area. The job itself starts with a conversation and a site measure, then a design with the fixtures, tile and vanity chosen and a budget range agreed with you. Work begins once you approve the design and sign the agreement. You hear from us at each stage, a change partway through is priced in cost and time before it goes ahead, and the job ends with a walkthrough of the finished room.
