What’s included

What a kitchen
renovation includes.

A kitchen renovation in Newmarket with us covers as much of the room as you want changed: custom cabinets and an island, quartz, granite or marble counters, backsplash, sink, lighting, trim and a hardwood or tile floor, with plumbing and wiring roughed in to match. You approve the design before anything is ordered.

  1. Layout and design

Where the sink, range and fridge sit, how you move between them, and whether a wall should stay.

    • A measured plan of the room
    • An island or a peninsula
    • Opening the kitchen to the next room
    • A design to review before work starts
  2. Cabinetry and islands

Storage built to the room, so the awkward corner and the tall wall both earn their space.

    • Custom cabinetry
    • Custom islands
    • Pantry and drawer storage
    • Hardware
  3. Counters and backsplash

The surfaces that take the wear, chosen for how you cook and how much care you want to give them.

    • Quartz, granite and marble counters
    • Tile backsplash
    • Sink and faucet installation
  4. Floors and finishing

With the lighting, trim and floor in at the end, the space comes together as one room.

    • Hardwood or tile flooring
    • Lighting
    • Trim and paint

Kitchen renovation permits in Newmarket

In Newmarket the design drawing also settles the paperwork. Keep the sink, the ducts and the walls where they are and the job stays with cabinets and finishes; move any of them and the Town's building permit comes in. Three changes come up in most kitchen plans, and each meets a different rule. Moving the sink to an island alters the plumbing, and shifting a heating duct for new cabinets alters the HVAC; the Town of Newmarket counts both as mechanical alterations that need a building permit. Taking out the wall to the dining room is on the Town's permit list too. New circuits for the island and appliances go to the Electrical Safety Authority instead.

When none of those is in the plan, the question shrinks. The Town says floor and ceiling finishes typically need no permit, so a new floor laid over the old layout is usually a straight start. For anything in between, we describe the whole scope to the Town before work starts.

Kitchens in Newmarket's 1940s to 1990s houses

The crescents and cul-de-sacs of what Newmarket's Official Plan calls the Traditional Suburban area, between the historic core and the newer edge of town, were built from the 1940s to the 1990s. A kitchen there is thirty to eighty years old and has often been redone once already, and what sits behind its cabinets is only known once they come off.

Fifty years of building sit inside the Traditional Suburban area, so two kitchens on one crescent can be decades apart in age. Nobody can price what is behind those walls from the doorway. We open the room, look at the wiring, pipes and framing, and then confirm the cabinet order and the electrical plan, renewing what needs it while everything is exposed.

Living without a kitchen: the order of work

On site the kitchen comes back together in a fixed order: rough-in behind the walls, cabinets, the counter template, counters, then backsplash and trim. Tile or hardwood goes down before the cabinets, floating floors after them. Each stage waits on the one before, so settling the appliances, the cabinet design and the stone before demolition keeps the room out of use for the shortest stretch.
