What’s included

What general
contracting covers.

Our general contracting in Newmarket covers three kinds of project: the whole house renewed at once, more house through additions and extensions, and the yard. Holding it together is the part you do not see: a written scope, trades booked in the right order, permits and inspections, and one person to call.

  1. Full home renovation

Trim, floors and finishes that go together across several rooms come from renewing them as one project.

    • Kitchens, bathrooms and basements together
    • Flooring through the house
    • Layout changes
    • Trim and paint
  2. Additions and extensions

Where your lot permits it, extra space joined to the existing structure and services.

    • Home additions
    • Home extensions
    • Tying new structure into old
  3. Outdoor transformation

Instead of job after job, the yard gets a single plan.

    • Decks, patios and interlocking
    • Pergolas and pavilions
    • Porches
    • Fences and gates
  4. Coordination

The part that isn’t carpentry: sequence, trades and approvals.

    • A written scope for the whole project
    • Scheduling the trades
    • Permits and inspections
    • One point of contact

Why Sonce

One contractor,
both sides of the door.

We plan and build indoors and out. Most renovators leave off at the back door, which is where most landscapers pick up.

  1. 15+ years in business

In the house or out in the yard, Sonce Homes works with 15-plus years in business behind it.

  2. Licensed and WSIB insured

Sonce Homes is licensed and WSIB insured. Ask us about the credentials relevant to your project.

  3. Design before construction

As we go over the design together, drawings give you a picture of the work, and you sign off before it’s built.

  4. A conversation throughout

We discuss the work and your budget at the start, then keep you informed as the project moves through each stage.

General contractor in Newmarket: what we handle

One contract covers the work and the paperwork. The scope we write names what is being built, in which materials, and what is left out, and framers, plumbers, electricians, tilers and finishers are booked in the order the job needs. Where the work calls for a building permit we arrange it with the Town of Newmarket, and its inspections are booked at the stages it lists; the electrician notifies the ESA about the wiring. You keep one point of contact from the first visit to the walkthrough.

A whole house renewed at once has the kitchen, bathrooms and basement done together, with the same flooring, trim and paint running from room to room. Additions and extensions are joined to the structure and services already there. Yard work runs from decks, patios and interlocking to pergolas, pavilions, porches, fences and gates, and it sits on the same contract as the rest.

Hiring trades yourself or one contractor

Hiring trades yourself means you hold the sequence. The plumber has to finish before the drywaller, the inspector has to see the rough-in before the walls close, and the cabinet maker needs the floor decided. A general contractor plans that order, books each trade and answers for the result, and on a multi-room job that sequencing is most of the work.

Planning home additions in Newmarket

Your lot's zoning decides an addition before any design does: the distance to each lot line and the size the house may reach. After that come drawings, a building permit and the joinery between old and new, where floors have to meet level, opened walls need their loads carried and the heating, plumbing and wiring are run into the new rooms. If the addition, or a basement below it, is to hold a second home, Newmarket has required since 2013, under By-law 2013-13, that a house with an additional residential unit be registered with the Town. That step is planned in from the first drawing.

Opening up older Newmarket houses

Newmarket's Official Plan places a Traditional Suburban area, built between the 1940s and the 1990s, between the historic core and the newer edge of town. A whole-home job in a house from those decades opens several rooms at the same time, so whatever the years left behind the walls shows up together, and that is part of what we plan and price for. Once rooms are open we check the wiring, the pipes and the framing, and anything that needs renewing is priced with you as a change before it is done.

Approvals shape the calendar. Before walls come down we look at what each one carries, since a bearing wall needs a beam and the Town of Newmarket needs a building permit for adding or removing any wall. Its review of a complete application takes roughly 10 to 15 working days. Close to Main Street, the Lower Main Street South district adds a heritage review for work that needs a heritage permit.
